About DAMAC Lagoons

Inspired by the Mediterranean, DAMAC Lagoons is a family-friendly community located 15 minutes away from Dubai Marina. Villas and townhouses here are built around a huge artificial water lagoon with plenty of beach activities. The project includes eight subcommunities where each will pay tribute to a popular Mediterranean destination and feature an individual architectural style and colour palette:
Santorini, “The Central Hub”, is the first cluster to be released. The area offers a fitness and wellness zone, a wall climbing facility, The Clubhouse and a Floating Cinema (water cinema). Dominating colours of property units will be blue and white.

Morocco, “The Tranquility Hub”, reflects the unique hues and architecture of Moroccan style. This area will have lagoon-facing infinity pools, yoga meditation lawns and family cabanas. Dominating colours in this area will be green and white.

Venice, “The Fun Hub”, has been inspired by the waterside cafes and live entertainment areas of the City of Masks. This neighbourhood features stone and wooden architecture and will offer water surfing activities.

In Costa Brava, “The Adrenaline Hub”, you can experience adventures such as ziplining, rock climbing, kayaking, paddle surfing and wave riding. The colours will be predominately beige and white paired with blue and brick.

Portofino, "The Work & Play Hub", offers a waterside cafe, team building events, kayaking, sailing and paddle surfing.

Nice, “The Youth Hub”, has bicycle trails, a skate park, a BMX arena and splash pools for children.
Malta, “The Play and Learn Hub”, features a sensory plaza, a discovery maze, a camping island and an augmented reality nature trail, among other attractions. Many facilities have an educational aspect to them to help support and engage the children taking part in the activities.
Andalusia, “The Ladies Hub”, is known for its gym, spa, beauty salon and meditation lounge.
The list of the distinctive features of the Lagoons also includes technology that will make lake water swimmable, a water-integrated amphitheatre and artificial mountains with caves and waterfalls. In the middle of the community will also be a bar island.

Comfortable living for families is among the developer’s top priorities for this project, so it’s only natural that real estate here comes in the form of spacious villas and townhouses with impressive outdoor spaces. The villas vary in size and layout, with properties ranging from 3 to 6 bedrooms and sizes ranging from 2,012 sq. ft to 4,377 sq. ft. The total number of planned properties in the community is 6,000 units.

Location and transport availability

DAMAC Lagoons neighbourhood is positioned opposite DAMAC Hills. Although the Lagoons development stretches along Hessa Street, they are hidden away from the bustle of the road. The area has seamless access to Dubai’s key highways, including Mohammed Bin Zayed Road, Emirates Road and the Al Khail Road.

The neighbourhood is conveniently located in close proximity to malls, leisure, medical and educational facilities and is within a 10-minute drive from destinations like the Dubai Polo and Equestrian Club, Park Inn by Radisson, Studio One Hotel, First Avenue Mall, Aster Medical Centre, Jebel Ali School and Fairgreen International School. Within a 15-minute drive you can also reach the Dubai Autodrome, the Plantation Equestrian and Polo Club, Miracle Garden, Dubai International Stadium, Global Village, IMG World, the mall City Centre Me’aisem and Parkview Hospital. It will take up to 20 minutes to get to the closest schools and the Five Hotel Jumeirah Village Circle.

Al Maktoum International Airport is a 30-minute drive away. As DAMAC Lagoons is a new project, the closest bus stops are currently about 2 km away (buses J103 or J104: DAMAC Hills, Golf Promenade 5A; Remraam, Al Thamam 41 and Remraam, Al Thamam 14).

The handover date for the first cluster is October 2024, which means that you can benefit from buying the real estate before the prices reach their real potential. The developer offers flexible payment plans and as soon as you pay 15% of the total sum, you get the right to resell the property, where you can gain from the growing prices. The ROI for apartments in the community of DAMAC Hills, which is located nearby, reaches about 6%, while the ROI for villas in the same area is about 5%. It can be assumed that in DAMAC Lagoons too, ROI will be kept within the 5-7% range.
